Advice on rental values and letting potential

If you have a property to let you’ll want to know how much rental income you can expect, how you can find a good tenant and what else you need to do to get off to a good start.

As a first step one of our experienced team will visit your rental property to give you professional advice and answer any questions you have about the letting process. They’ll tell you much rent you could receive, and go through legal requirements such as gas safety certificates and smoke alarms.

They can also give you tips on how to attract the right kind of tenant, and suggest simple changes to make your property more desirable, or even increase its rentable value, before you advertise it for letting.

Extensive advertising on the internet and in the local press

To find you a good tenant we’ll advertise your property on Rightmove, the UK’s leading property website, to make sure it gets maximum exposure.

Your property will also be advertised on our own website, which is updated daily, as well as in the online property section of the Peterborough Telegraph.

Careful selection of tenants

We’ll save you time by dealing directly with your prospective tenants while keeping you fully informed of progress. We’ll answer all their queries, make appointments and accompany them when viewing your rental property, unless you prefer to show them around yourself.

Once a tenant applies to rent your property we’ll give them a tenancy application form to complete, and apply for a reference from an independent referencing company.

The applicant will only be offered your property to rent once we’ve received a satisfactory reference and you, as landlord, have given final approval.

Rent insurance

You’ll also benefit from peace of mind from our Rent Guarantee Insurance policy, which we offer to all landlords. This means that if your tenant can’t pay the rent for any reason, the insurance will cover legal expenses and rent for a maximum of 12 months.

Preparation of tenancy agreements, brief Schedules of condition and inventories

You won’t need to do any of the paperwork associated with your rental property as we’ll do it for you. Once you’ve approved your new tenant we’ll draw up an appropriate tenancy agreement, using the Royal Institution of Chartered Surveyors (RICS) standard documentation, for both you and your new tenant to sign.

We’ll also prepare a brief schedule of condition recording the state of your property before the tenant moves in, together with an inventory of any contents you’re leaving in the property.

Preparation of statements on a monthly or quarterly basis

You’ll also receive a monthly or quarterly statement of rent from us by post or email, whichever you prefer. The rent is usually paid directly to your bank account as this is the quickest and safest way to make it available to you.

As a landlord your money is protected by both the RICS and ARLA bonding schemes.

Member of Tenant Deposit Scheme (TDS)

You’ll also be guaranteed peace of mind when your tenant moves out, as their original deposit will be held securely until the end of their tenancy under the Tenant Deposit Scheme (TDS).

This scheme provides you with the reassurance of an independent expert assessment in case of potential disputes about how much of the deposit should be returned when your tenant moves out. This can sometimes happen if landlords and tenants don’t agree the amount due for damage, dilapidation or loss at the end of a tenancy.

Regular brief visits to properties and report to landlord

You’ll receive further professional services and support from us after your tenant has moved in, which continues for the rest of the tenancy period.

We’ll visit your tenant after the first seven days to check that there aren’t any issues, and that they have settled in well. After that we visit around every three months to make sure your tenant is looking after your property and complying with the terms of the agreement.

You’ll have the reassurance of knowing that your property is being looked after as we’ll send you a report after each visit, so you’re kept fully informed of any issues.
